Luton Town midfielder Jake Howells has signed a new two-year deal with the club.
The 23-year-old has made nearly 300 appearances since coming through the ranks at Kenilworth Road, scoring 25 times.
Last season he played 36 games and netted on eight occasions as he helped the Hatters storm to the Skrill Bet Premier title and ensure their return to the Football League.
Howells told the club's official website: "I am very happy to be extending my contract at Luton; it's what I wanted and now I can't wait to be playing in the Football League once more.
"It's great to be back at the training ground, around the boys and we are all raring to get the new season under way".
Luton manager John Still added: "Jake has been here a long while, he's an experienced player now and he's experienced the fantastic season we had last year.
"This is something he's been waiting for, he's a Luton boy and has been terrific for this club, terrific for me and I'm delighted he's accepted a new contract."
